This Privacy Policy explains how Happy Mortgage LLC (“Happy Mortgage,” “we,” “us,” or “our”) collects, uses, and protects information you provide through happymortgage.co. Happy Mortgage LLC is a residential mortgage brokerage, NMLS ID 2759109.
SMS / Text Messaging and Mobile Information
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All other categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
Text message consent is collected through two separate, optional checkboxes on our quote request form. Both are unchecked by default, and you can submit the form without checking either one. Consent to receive text messages is not a condition of purchase and is not a condition of any loan approval.
If you opt in, we may send you account and customer service messages about your rate quote, application status, and document requests. If you separately opt in to marketing messages, we may also send you promotional messages about our services. Message frequency varies. Msg & data rates may apply. Reply HELP for help. Reply STOP to unsubscribe.
Your phone number and your text messaging opt-in data are never sold, rented, or shared with lead buyers, marketing partners, affiliates, or third-party lenders for their own marketing purposes.
Information we collect
When you submit the quote request form, we collect the information you enter:
- First and last name
- Email address
- Phone number
- Property ZIP code
- Loan purpose (purchase, refinance, cash-out refinance, or not sure yet)
- Any optional message you choose to write
We also automatically record the following as part of our consent and fraud-prevention record: the date and time of your submission in UTC, the IP address the submission came from, your browser user agent, the page URL you submitted from, whether each of the two text message checkboxes was checked, and the exact consent language displayed on the page at that moment.
We do not collect Social Security numbers, dates of birth, income figures, credit scores, or bank account details through this website. This form is a lead capture form, not a loan application.
How we use your information
- To contact you about your quote request and answer your questions
- To send you account and customer service text messages, if you opted in
- To send you marketing and promotional text messages, if you separately opted in
- To maintain a record of your consent, as required for carrier and regulatory compliance
- To meet our legal, licensing, and recordkeeping obligations
- To detect and prevent spam, fraud, and abuse of the form
How we share your information
We do not sell your personal information. We do not share your information with lead buyers or with third-party lenders for their marketing purposes.
We share information only in these limited circumstances:
- Service providers. Vendors that operate our website, email, phone, and messaging systems on our behalf, under contract, and only to the extent needed to perform that work. As stated above, text messaging originator opt-in data and consent are excluded from all such sharing.
- With your direction. If you ask us to submit your information to a lender in connection with a loan you are pursuing, we do so at your request and with your knowledge.
- Legal requirements. When required by law, regulation, subpoena, or a lawful request from a government or regulatory authority.
How to opt out of text messages
Reply STOP to any text message from us to stop receiving messages. You may also reply UNSUBSCRIBE, CANCEL, END, or QUIT. You will receive one confirmation message and then no further messages. You can opt back in at any time by contacting us or by submitting the form again. You can also email anthony@myhappymtg.com or call (248) 250-9017 to be removed.
Opting out of text messages does not remove you from email or phone contact. Tell us if you want to stop those as well.
How to request access or deletion
Email anthony@myhappymtg.com or write to us at 900 Wilshire Suite 273, Troy, MI 48084 to request a copy of the information we hold about you, ask us to correct it, or ask us to delete it. Please send the request from the email address you submitted, or include the phone number you submitted, so we can locate your record. We respond within 30 days.
We may need to retain certain records, including proof-of-consent records and records required by mortgage licensing and lending regulations, for as long as applicable law requires, even after you ask us to delete other information.
Data retention
We retain quote request records and the associated consent records for as long as needed to serve you and to satisfy our legal, licensing, and carrier compliance obligations, and then we delete or de-identify them.
Security
Traffic to this website is encrypted in transit using TLS. Submitted information is stored on access-restricted systems. No method of transmission or storage is perfectly secure, but we take reasonable measures to protect your information.
Cookies and tracking
This website does not use advertising cookies, tracking pixels, third-party analytics, or any third-party scripts.
Children’s privacy
This website is not directed to children under 13, and we do not knowingly collect information from them.
Changes to this policy
If we update this policy, we will post the revised version on this page and update the effective date above.
